Buying Foreclosures in Palm SpringsWith the laws that govern the practice of foreclosing on real property varying from state to state, it can be highly confusing attempting to understand the procedures involved in the process. Unless you know of benchmark cases that have set precedence in the state you are interested in pursuing buying foreclosed property, you will need to investigate the local ordinances and laws governing such pursuits.

Foreclosure is the process a bank, lending company, or realty company enacts against the owners of a specific piece of property or property location.If the person or persons attempting to purchase the property are in default or are expecting to be in default of the loan, the property, having been the recipient of a lien in lieu of payment on the full balance of the loan is then seized and offered up for re-sale, often at a fraction of the original cost.

The three main types of foreclosure sales are on properties owned exclusively by a real estate company, pre-foreclosure sales, and foreclosure auctions. Paying close attention to the real estate market and the financial market at the time you wish to purchase foreclosed property is imperative to obtaining the best monetary deal.

Being aware of the amounts that most homes similar to your prospective home are being sold for is imperative to gaining an insight on the worth of the foreclosed home.

Fully inspect the home before making your final decision on purchasing, since most foreclosed homes sold by real estate companies are owned by another lending institution or a bank, which is a positive effect in that the title can now be bought clear, but most of the properties are sold “as is.” This could require the need for making repairs before or after the property is bought.

William Krisel Architect - A Legend in Palm Springs Architecture

With the myriad of astounding architectural designs used in and around Palm Springs, it is obvious that some of the most notorious architects have lived or designed there. One of the more noteworthy ones being William Krisel, AIA of the firm Palm & Krisel which began it’s reign in 1924. Since 1954 William Krisel has been invariably building his fame and notoriety, literally, as a landscape architect and winning the hearts of many with his intriguing designs that have lasted over a duration of time. Some of his more popular designs have been used world wide as models for studies and instruction in the intricacies of modern architecture.

Over the course of his fifty-one year career, he is personally responsible for having designed well over thirty thousand domestic units in and around the Southern half of California. This incredible career began when he responded to an invitation from a close friend to design some houses in modern style which were to be named Royal Desert Palms. These distinguished homes are now referred to as Twin Palms due to the pair of Palm trees that accompanied each home. His resume contains such professionally designed buildings such as the Las Palmas Estates, the Sandpiper condominiums in Indian Wells and Palm Desert as well as numerous others. His reputation was rightly earned and it’s reach was far.

Judge Forecloses on Federal Trade Commission

Perhaps you heard in the news about a Detroit Real Estate Company that also ran an on-line listing service and the discount real estate brokers in the area complained that their listings were give secondary treatment. Well the Federal Trade Commission took the case and tried to get a judgment against the company. A Federal Judge threw out the case and dismissed the whole thing. This was a big win for the National Association of Realtors.

Most MLS multi-listing services are owned by brokers anyway, and a ruling against this company would have had severe impacts across the nation for MLS’s everywhere. The Wall Street Journal had run a story on this on December 13, 2007. The FTC had sent out a huge number of press-releases when they filed the case and it hit the AP, with 1000s of newspapers running the story.

This is not the first time that the FTC has had a judge foreclose on a case, it is happening more and more each year. Generally, the FTC monitors classified ads with the help of local divisions in nearly all states. Since our industry does quite a bit of classified and newspaper advertising, there is no doubt that your ads have been gone over with a fine tooth comb and as they say, “no news is good news” and if you have not been contacted, well, you are like me.
